Do I need a Realtor to sell my home?

Some Sellers are wondering if they need a Realtor to sell their home. Not many sellers are selling properties on their own these days. The owners that do, are usually trying to save moneyby not paying Realtor’s commission.

The question is are they saving money?

Most of the time, Buyers looking for FSBO properties, are Buyers looking for bargain. These Buyers are usually thinking property is underpriced since Seller will save some money on commission. Some of the Buyers looking for FSBO properties also believe negotiation will be easier since Sellers are not negotiation experts.

It is also no secret that FSBO properties are selling 11% less compared to properties sold by Realtors. Average commission of a Realtor is 6% which means, sellers that are using Realtors are not only making more money on average, but also using professional help while avoiding all the hassle of selling a real estate. Realtor’s services are free for Buyers and most Buyers are taking advantage of that.

Some of the reasons properties are selling at a higher price if listed by Realtors are:

  1. Property is exposed in front of much bigger pool of Buyers: If more Buyers are looking at your property, the more chances you have to sell it. Also, there is more chance you will sell it at higher price.
  2. Comparative Market Analysis: One of the biggest reasons properties are not selling within average time of the market, is overpricing your home. Realtor can access data that can help you properly price your home. Overpricing your property can lead into many issues, one of them being the appraisal.
  3. Marketing: Being an real estate experts, Realtors can design marketing that best fits your property. Each property is unique and it needs marketing specific to its unique features. Often, Realtors or real estate brokerages organize group Open houses. Group Open houses events are usually heavily advertised in local newspaper, on company’s websites, social media and other marketing materials. Usually, these kind of events bring lots of traffic. Besides open houses, there are many other marketing tools Realtors and their brokerages are using to help you sell your home quickly.
  4. Realtors can usually negotiate better: Negotiation is not only related to price, but also other terms of the contract. During period when your property is under contract, many things can come up that need experts to negotiate for you and bring transaction to a closing.
